Our Design Process

This has been broken into sections for clarity:

 

  • PRE-ENGAGEMENT – Feasibility – Test Fits of possible sites, validation.
  • STAGE 1 – Discovery – Research and understanding.
  • STAGE 2 – Interpretation – Findings and Analysis.
  • STAGE 3 – Concept – Development (the Magic bit).
  • STAGE 4 – Detail design – Working drawings and consultations.
  • STAGE 5 – Support – Specifications and on site support.

Pre-Engagement

Discuss outline brief complete test fit layout plans for possible sites based on outline brief to validate new site opportunities.

Discovery

Audits of furniture, interviews & initial workshops. Complete any desk or meeting room utilisation studies.

Interpretation

Complete interviews and conduct analysis of spaceuse and review findings from interviews and audits. Present findings to project team. Prepare block layout designs.

Design

Develop conceptual design layout ideas, visualise in 2d and 3d. Present to Project Team. Receive feedback and refine designs. Sign off specifications and final GA design solution. Provide initial consultation with Building Control to verify design.

Detail

Working drawings and specifications developed ready for construction. Introduce Building Control & M&E consultants. By Client / PM; Landlord agreements & negotiations represented. Initial costs reviewed from QS or preferred contractor.

Support

Provide support during site works to answer queries. Generate As Built Drawing Changes. Attendance at site meetings.

Scope:

• Working with the design team to work up a tender document form the agreed brief
• Issue tender document to Contractors to price works
• Analysis of tender documents and challenge costs where appropriate
• Appoint contractors to meet scope of works
• Agree any variations to scope with client
• Agree any stage payments against completed phases of works
• Agree final account

Scope:

• Attend client meetings as required outside PM meetings
• Management of Health & safety for the project
• Liaison with Landlords as required
• Liaison with furniture suppliers for installation dates to meet the program
• Liaison with client and staff to arrange and communicate physical move strategy
• Organisation of physical move from location A to location B
• Full handover of space with operation and maintenance manuals for the new space

Scope:

• Working closely with the design team ensure Contractors fully understand the scope of works
• Liaison with Local authority to ensure compliance to building regulations
• Completion of F10 Notification of works to local authority
• Attendance at site set up ensuring all PPE is provided and CDM H&S plan is in place for the site
• Attend weekly progress meetings with the client and contractors to keep on track
• All attended meetings will be minuted with action plan and target dates to be met
• Control of any variations with clear additional changes and costs approved by the client
• Approval of any stage payments against schedule of completed works signed off
• Liaison with furniture suppliers for installation dates to meet the program
• Liaison with client and staff to arrange and communicate physical move strategy
• Organisation of physical move from location A to location B
• Full handover of space with operation and maintenance manuals for the new space
